Can anyone help with JVC JAS22

Clean smooth paper (folded if needed to get the thickness) and moistened in isopropanol is what I use. Don't use anything oily on relays. The contacts need to be clean and dry in operation. And never use sandpaper no matter how fine.
 
So deoxit was the wrong stuff to use? i guess it's not going to last long? so can i get a cheap quality one from china on ebay?
Just not real sure which one to get.

Its no big deal really if deoxit leaves a residue like WD40, and it can always be cleaned off.

I wouldn't (couldn't) like to recommend a direct replacement for the relay without knowing the voltage, the size, the coil resistance and the pin outs and spacing and even then its not always easy to come up with a direct drop in replacement.

Given the coil voltage (look at the circuit) and resistance (measure it) I would just go with whatever is available knowing that it will have to be hard wired and stuck in place (silicone rubber or hot melt glue). Its only a few minutes to work to do all that.
 
Even if the video you posted seemed long-winded and confused, The 'Champ' was right with what he was showing with the paper and solvent, even prizing off the lid of the same frame relay as in your pic. The point is, you don't need a proprietary compound, just a completely volatile liquid that doesn't attack relay plastic or insulation. The cleaning action is mechanical - you transfer the gunk to the paper fibres, aided by the washing and softening effects of the solvent. No magic $$ product required.
